Why Desa Parkcity (DPC) is so expensive?
I’ve been wondering why DPC has to be so expensive. Their Direcotr, Marketing & Sales, has explained in the latest issue of their newsletter, the USP of the property.
Of those things they explained, one thing caught my attention most is the security.
All residential neighborhoods are guarded and gated, whether or not they are strata or individual titled. Further to that, they have single point of entry, which eliminates by-passers and easier monitoring and setting up of security check-points (especially the individual title neighborhoods).
The only difference between the individual and strata-titled neighborhoods are: strata-titled ones have permanent guardhouse, whrereas the other one has temporary guardhouses and will serve them only for 2 years (free). Subsequently the residents can opt to continue the service at their own expense (of course!).
And what is most attractive about the security is their guards. Unlike my tiny apartment’s guards who chat or sleep most of the time and the gate is full-time opened, the DPC’s guards are well trained. They consists of mainly Gurkas with military training - well known for their skills in providing security services!
I’m sure hiriing those Gurkas are definitely more expensive than hiring my apartment’s untrained men - I wouldn’t call them guard as I doubt they qualify!
Other things that DPC shouts about related to its landscape. Compared to other houses, e.g. Tmn TUN, it relies a lot on its so-called ‘master-planned concept‘. It gives ample landscaping or openspace - apart from the large Central Park, there are nice landscaping in each neighborhood too.
Whatever the benefits are, I still think the maintenance fee for the strata-titled properties are too expensive. DH just shared with me some YTL’s project charge 1/2 the maintenance fee in DPC. I lazy to find out what property he is mentioning lah!
