The Northshore Gardens, Desa Parkcity

I have recently received a pamphlet from Desa Parkcity, for its latest (and perhaps final) residential project. Named as “The Northshore Gardens“, it is referred as the “Preferred Investment Grade LUXURY CONDOS“.

The developer tried to gauge people’s response to this project by attaching its pamphlet and a brief survey form for us –> kind of testing the water to see its potential!

They claimed that it is their first project in the Central Park, deliberately created to attract expatriate tenants. Hmm… it sounds like the project does not target at people who wish to own a house, but mainly investors who aims to collect rental from expats.

The pamphlet is actually very simple with very little information. What we know is that, the project is a Luxury Condos, situated in front of the lake in the Central Park, which features a unique combination of lush parklands, the Waterfront restaurants and shops, and the Residents’ Clubhouse.

It is a modern 40-storey condo tower with apartment arrangements. There are 8 basic floor layout plans offering 2,433 sf, with up to 4 bedrooms and 4 bathrooms, while 2 penthouse floor layout plans offer up to 6,030 sf with 5 bedrooms and 6 bathrooms and a private lap pool each. Hmm… I wonder why offering so many bathrooms, especially for the penthouse. Just washing the toilet alone will really be a great task! ;P

This project is really targeting at very rich people (I hope I am one of them…!). This can be guessed from their survey form.

In the “Monthly Personal Income” question, the lowest answer is “Below RM10,000“. Seems like it is for people with personal monthly income of more than 10k!

The next one is “Household Income“, with lowest answer being “Below RM20,000“. So, if you are double income household, both husband and wife must earn more than 10k each. Or, if the wife doesn’t work, the husband must earn 20k per month to afford this. (hehehe, that’s my interpretation lah!)

The next suspicious question is “Present type of home“, there is no ‘apartment‘ in the answer list. I can’t find a box to place a tick, so I am not qualified to buy, coz I live in a 900sf tiny apartment. Hehehehe!

The final question that I’d highlight is “Your Affordability“. The lowest category is “Below RM400k“. So, I guess the cheapest unit (maybe a studio unit?) would cost at least 401k? Again, just my interpretation.

Whatever it is, it is really for expat, since they have claimed that in the letter. I’ve heard from a friend, Maple Condo near Jalan Ipoh is sold at RM600k with monthly maintenance fee of RM500+, a lot of people still staying in – mainly Singaporean, Australian, and other expats. Guess this market is still booming. Yesterday, I had lunch with a few expats from India and England, they all agree that currently only the really high-end properties are selling like hot cakes.

Hope this project is successful though I can’t afford. My mom’s house is nearby that area. We do hope these projects can bring up the prices of the old residential areas nearby. Kekekeke! Like good fengshui can spill over to us like that! :P

      i saw the minimum price at the bottom, RM530K…..wow!i can own a 2 storey in Nadia landed if add 20K-30K.The maintenance fee is around 30sen psf for 2,433 sf then RM726.90

      This will not the last residential project, another few block high-rise condo will be build in future near zenia,southlake & adora.

      ziewchee: RM530k minimum? I bet this is the bumi’s price, and is for studio unit. :P Then the ‘normal units’ might be 700k! Whew!
      Hmm… does it mean there will not be any more landed projects after Amelia?

      but landed property is more fast selling property type in DPC, especially individual title.Landed property will be launch maybe Bangalow type only.
      Country Height Damansara selling a Bangalow @ 7.7million, DPC’s bangalow price???

      hahaha….later even 2-storey landed house in DPC can fetch 800K-1 mil already, sky price! Lucky when i purchase still consider low price at 630K, my neighbour’s 2-storey NADIA want to sell @ 740K, who r interest?kitchen cabinet, built-in owen,microwave, master bedroom wardrobe, lightening, aircond, bathroom’s screen….all ready & include in the price.

      ziewchee: Nadia fully furnished is 740k? Hmm… maybe there will be takers, since there is no more landed new projects, right? Zenia is going to be completed in Mar 08, last I heard. Amelia is 2 years from now.
