My colleage bought Amelia, Desa Parkcity

I read from Desa Parkcity’s homepage a couple of months ago before it went on ‘construction’ again, that some people queued up or stayed overnight at the developers office, for the official launch of Amelia, Desa Parkcity.

In the forum, many thought it was a scam, news created by the developer trying to make Amelia project sounds like having high demand, ’selling out like a hot cake’, etc., so that potential buyers would not wait and immediately buy or pay a deposit.

At first I thought of that as well. Coz the price of the houses in Amelia are sky high, no ordinary people like us could afford!

But then, after I had lunch with a couple of colleagues recently, I knew it is true, not a made up news.

One of my colleagues have been eyeing on the Zenia property, but unable to buy as all Zenia double storey units were sold out. All units left are only bumi units (reserved for the Malays or Bumiputera).

He has been scouting for property in Desa Parkcity, and he actually SLEPT at the doorstep of the developers office the night before the official launch/release. I think he was the first or second Amelia buyer that day.

There are only 2 main reasons these buyers went early. Either to get a good lot, or to get a good early bird discount. And my colleague got a good discount. 1 week after he bought the house, the price was adjusted 10% up. Without selling it, he has already ‘earned’ circa 15%! I wonder if the units are really selling out fast as they claimed… hmm… interesting.

      I cycles there frequently, after so long, the occupancy seems low. It’s like ghost town there.

      Not too sure, maybe those units closer to the roads not fully occupied, but i heard most of it or probably all are sold.

      If you noticed the Condos (i have no idea what unit they call it), based from the lights, the occupancy is like.. 30+ to 40 the most.

      Used to cycle around 9pm onwards on weekdays, thought maybe the occupants sleep early. Last few months, i start cycling around 7+ to 9pm, not many lights from the houses there. At least one thing has improved, i’m seeing more residents than the constructor workers there. :D

      Hmm… 30-40% occupancy of the Nadia condo, sounds really low. I went in to the condo’s swimming pool one evening for a party, it looked very beautiful. Wonder what caused the low occupancy. interesting…

      Do you know how much was the early bird discount during the Amelia launch ? How much are the end lot units going for ?

      Dan, I heard it was 5%, but only for the first 20 buyers who paid deposit, and they actually stayed overnight before the launch. I spoke to my colleague a few weeks ago and confirmed he was there at 8:30pm or so, and he was somewhere 18th or so, I can’t remember - nearly missed being the first 20. Not sure the prices now, coz every unit is different, depends on design and facing. Best is to go to their office at DPC lake itself. Last I checked the units cost around 800+k for the cheapest, and I’m not sure whether it is still available. Perhaps even higher now?
