Amelia, Desa Parkcity

Yesterday and today are the launch dates for the latest project of the Desa Parkcity — Amelia.

My family went there to check out. Whew! The cheapest lot costs RM795k, for a double storey link.

My friends were there as well, and we talked about the prices of these properties. A few years ago, to buy a 500k unit, we have not enough to pay for down payment. And within just a couple of years, the prices have rised so much. If we had managed to borrow the down payment, now we would have made a few hundred thousands already! Sigh! That’s how the rich get richer…

Back to Amelia, the latest project. Its location is not as good as other projects, not around the central park. It is located behind the Chinese primary school, adjacent to the bungalow and semi-Ds. It is no doubt nearer to the higher ends of the total project, neighbour with the most expensive properties of the Desa Parkcity, but not within walking distance to the central park.

It is conventional/traditional terraces in a guarded & gated area. No maintenance fee required, not strata titled. Similar to the Southlake Terrace, but located further away, more spacious, more expensive.

The build-up areas are big, much bigger than Southlake. Minimum 2,6xx sf, compared to Southlake’s two-storey of 2,1xx sf, it is much spacious.

Some if the corner lots cost almost 2mil RM, just slightly cheaper than the Ridgewood (bungalow project).

Just a few weeks after they are opened for sale, three rows already sold out, mostly double storey lots.

This project has children playground, but without swimming pool and other facilities. Just like any other conventioanl, traditional terrace houses.

      Can I have some commend from those currently staying at Adora ? I am considering a 3s corner unit.

      One thing I don like is the brick wall rite in front of the living hall. Can this be taken down & replaced by lower fencing by owner ?

      Are these mosquitoes at night ? Need netting ? This phase is airry or humid ?
